We received a lead on a property in which the homeowner was in the process of foreclosure and needing to sell quickly. We had the opportunity to speak and purchased this two-story, three‑bedroom house from the owner. Being able to work directly with the owner gave us the ability to not only purchase the home but also help the owner from going into financial ruin and give her some money to get back on her feet. Being able to help alleviate some of the weight and relief from this home owner was a great feeling.
The property was overall in good shape. The colors and cosmetic materials in the home were dated and not very marketable. We find that when owners give up, they give up on everything and that includes basic upkeep and maintenance. We really focused on the kitchen and bathrooms giving them a complete upgrade and then finished the rest of the home with paint, flooring, and new fixtures. To up our game and make this house stand out, we decided to add an additional bedroom and a private theatre space in the basement. It really stepped up the place from your standard cookie cutter home.
We had a short timeline for this home with just 3 weeks. Our biggest struggle with these short timeframes is getting flooring and granite installed in time. We have been fortunate to have some amazing suppliers that are able to get product to us very quickly and as you can see the Kitchen is amazing. Throw in some custom tile work throughout the house and you have a beautiful show home. The property sold in 10 days.
